The study of social effecting factors on housing satisfaction in Hamedan

Abstract

Having proper house and shelter is one of the basic human rights this because of various roles and functions of housing.Housing Satisfaction is a multidimensional and complex variable which includes social, economic and managerial dimensions of houseand their surrounding environment’s. For this reason, evaluation of housing, from points residentsviews is very important.Satisfaction in this case related to facilities and services in buildings but at the same time neighborhoods relation have significant affects. The important point is that dissatisfaction of housing has great impact on efficiency and performance of individuals in all areas.Rapid urban growth and changes in quantity and quality of housing in recent Iranian cities at recent years and especially real estates and housing developments was meaningful. here, we studied housing satisfactionand social factors effecting on it in Hamedan. hamadan experienced huge housing price increasing and many problems happened with mentioned great changes. Theoretical framework was base on Jane Jacobs’ social capital theory, Kasarda and Janowitz systematic model . The method was survey and population of study includes all housing units’ of Hamedan. Sample size 384 were selected by cluster sampling. data’s gathered with a questionnaire. Results showed that housing satisfaction in Hamedan is at moderate level. Among the variables entered in model neighborhood relations and time of inhabitancy have high effectsin compare with house size, kind of housing, architecture ….Based on results researchers propose revising rent Law for preventing native residents especially in low status urban districts (old urban textures), providing ordinary equipment’s for apartments, people participation in neighborhood issues and urban development projects.
